Since April 2025, we have taken handover of 231 new homes and are forecasting a further 131 handovers before the end of this financial year. This will bring the total to a record‑breaking 362 new homes!
Below, are just some of the new homes we have created so far this year.
Station Road – Isleham
Project manager: Elliott Bragg
Contractor: Lovell
This scheme with Lovell, will deliver 41 new homes, with 21 for social rent and 20 for shared ownership. The contract also includes the delivery of four homes for the Isleham Trust. These homes will be managed directly by the Trust, with us providing repairs and servicing support. The four Trust units have already been handed over, and the new residents are eager to move in soon. Our first handover is scheduled for later this month, with the entire scheme expected to be completed by the end of April.

Wisbech Road – Littleport
Project manager: Beth Reynard
Contractor: Cocksedge
At our Wisbech Road scheme in Littleport, 23 Shared Ownership homes have already been handed over, with sales completed and most new residents now moved in. The remaining seven homes, which will be for social rent, are due to be handed over this spring. In total, the scheme will deliver 30 new homes and has been built by Cocksedge.

The Arbor – Ely
Contractor: Palace Green Homes
Construction by Palace Green Homes commenced at The Arbour in Ely in March 2025, with all homes expected to be completed by summer 2026. This scheme is 100% social rent, delivering 27 new homes comprising a mix of one and two-bedroom flats and three-bedroom houses. The homes are located next to Ely hospital and will help strengthen the supply of much‑needed affordable housing in Ely.

Heathersett
Project manager: Sarah Moulding
Contractors: Taylor Wimpey and Persimmon
The Hethersett site was allocated in South Norfolk’s Local Plan and secured outline planning permission in 2014. Since then, the land parcels have been transferred from South Norfolk Council to Havebury, to enable the delivery of affordable housing for the local community. The development will provide 39 affordable homes, being delivered by Taylor Wimpey and Persimmon Homes. Taylor Wimpey is building 23 homes, comprising 16 for social rent and seven for shared ownership, while Persimmon Homes is building 16 homes, with 11 for social rent and five for shared ownership. All homes are due to be completed this spring.

The Arboretum – Haverhill

Contractor: Taylor Wimpey
This Section 106 scheme, delivered in partnership with Taylor Wimpey, will provide 43 new affordable homes. Of these, 25 have already been handed over, with the remaining 18 scheduled for phased handovers throughout 2026. The development provides a mix of affordable rent and shared ownership homes, ranging from one‑bedroom flats to three‑bedroom houses.

Key word definitions
- Section 106 – An agreement between the developer and council that certain conditions/obligations shall be met in exchange for planning permission to be granted.
- Social rent – Rent that is set using a formula specified by government. This creates a ‘formula rent’ for each home, which takes into account of the relative value, the size and relative local income levels.
- Shared ownership – A homeownership scheme backed by the government to help people buy a share of a home (either newly built or a resale). You will typically pay for the percentage share of your home with a mortgage and on the remaining share, you enter into a lease agreement and agree to pay rent and a service charge.
- Affordable housing – The provision of lower-cost rental or ownership options for households unable to meet their needs in the private market, often targeting those with incomes below the median.
