We carry out stock condition surveys on homes around every five years. These surveys are essentially a chance for us to check on the condition of the fabric of homes and make plans for any future improvements and investments.
We understand the word “survey” can sound a bit formal, so we want to reassure you that these visits are straightforward and nothing to worry about. They’re simply about understanding how your home is ageing overtime, not about checking how you live or how your home looks. We’re interested in the components that make up your home, like bricks, bathrooms and kitchens, not your belongings.
All homes change over time, and these visits help us keep our records up to date so we can plan for replacing items such as kitchens, bathrooms, windows and heating systems.
It also gives us the chance to look at energy efficiency, helping us plan improvements that could reduce running costs for residents in the long term.
While we’re there, we’ll also carry out a health and safety review and raise anything that might need our attention. Our surveyor will need to look around both the inside and outside of your home, including areas like the loft or garden if you have them. Inside, they’ll check key features such as heating, electrics and insulation.
Outside, they’ll look at the condition of the roof, walls, windows and paths. Everything is assessed visually, just to understand the condition of the building.
These surveys are an important part of keeping your home safe and well-maintained, so they’re a requirement of your tenancy, just like gas safety checks and electrical inspections.
